Edgemoor provided advisory services to Inova in connection with the master development of the 117-acre site purchased from Exxon Mobil.
Specific services provided included selection of a master planning firm and oversight of several professional services firms tasked with creating a master plan. Edgemoor also provided financial analysis and scenario modeling for the development of the campus over a 30-year time horizon to inform Inova leadership about their options to development the campus and create a research industry ecosystem in Northern Virginia while preserving limited available capital. Edgemoor also helped prepare and execute an entitlement strategy to increase the FAR of the site from 0.35 (approximately 1.7M Gross SF) up to a 1.0 FAR (approximately 5M SF), an increase of 3.3 M SF of new development potential.
